What We Check

Structural & load-bearing assessment — cracks, corrosion of metal elements, signs of foundation settlement. Unstable structures lead to expensive repairs and endless cracks that keep coming back no matter how many times you repaint.

Thermal imaging survey — using an infrared camera, we detect hidden damp patches, waterproofing failures, and structural problems. Freshly painted walls can hide peeling paint, stains or mould — thermal imaging reveals what’s underneath. We also check insulation quality.

Electrical system — voltage, grounding, fuses and circuit breakers. Poorly designed systems trip when multiple appliances are used or cause random power cuts.

Plumbing & drainage — water supply and waste systems, checking for leaks, poor installation. Hidden leaks can damage walls and ruin even a new renovation. Slow-flushing toilets or blocked sinks often point to incorrect pipe slopes.

Gas leak detection — if your property has gas appliances, even a small leak can accumulate unnoticed and pose serious risks.

Outdoor areas, drainage, waterproofing — terraces, drainage systems, external waterproofing. Poorly designed slopes trap rainwater. In many older Spanish properties, waterproofing was rarely done properly.

Air conditioning & ventilation — refrigerant leaks, proper operation, cleanliness. Blocked or missing vents lead to damp and poor air circulation.

Roof & additional structures — basements, storage rooms, attics, pools. Using drone photography, we check the roof for damaged tiles or surfaces.

General condition — paintwork, tiles, cracks, signs of damp or structural movement. Quick “touch-up” jobs before selling often hide problems. We identify hidden defects and help you calculate future repair costs.

Buying a brand-new villa or apartment on Costa Blanca? A snagging inspection is an independent check of the finished property against the standard you were promised, carried out before you complete the purchase — while the developer is still responsible for putting things right.

New-builds in Spain routinely hand over with defects: hairline cracks, poorly sealed windows and doors, uneven tiling, drainage that pools water, air conditioning that was never properly commissioned, and pool equipment left unfinished. Once you sign, these become your problem and your cost.

We inspect the whole property inside and out, including the swimming pool, and give you an itemised schedule of defects with photographs and clear remedial recommendations. You hand that straight to the developer, so everything is corrected before completion — not after.
